What We Do​

We manage residential homes and apartment complexes. Let us put our 25+ years of contractor experience and subcontractor relationships to work for you.

We manage your property like it was our own. We will discuss in detail what expenditures may come up, and help you consider those that we cannot foresee. If you are not willing to maintain your property in a certain condition, we may not be a good fit for you.

New Tenant Process

  • We screen prospective tenants with credit and background checks, along with eviction searches.
  • We confirm a prospective tenant’s income stability and job security.
  • We ask for two landlord references – character references if a landlord is not an option (i.e. owned their previous house).

Lease Document Package

  • Lease – current lease recommended from NCREC
  • Maintenance Addendum – itemizes the tenant’s requirements & duties for caring for your property
  • Handbook (Tenant education) – an overview of key points of the lease and maintenance addendum
  • Pet Addendum – depending on the owner's pet policy
  • Lead-Based Paint Disclosure – depending on the age of the house

We  will market and handle all showings of the property to produce a qualified tenant. 

 

Property Evaluation/Inspections

How Much Should We Rent For?

We will measure your home and compare to other rentals in the area for the best rental price potential.

We will also inspect the home after a tenancy has ended and even schedule optional inspections during a tenancy.

Tenant Interaction

Tenant Rental and Security Payments

  • Collect tenant payments
  • Collect security deposit and maintain trust account as required by NCREC
  • Collect pet fees
  • Direct Deposit option for tenant payments

Maintenance & Work Orders

  • We are your tenant’s contact for maintenance and emergency work orders.
  • Tracking of work orders – reported, action taken, completion and cost for reporting to the owner
  • Pricing/estimates of work deemed necessary

Subcontractors & Vendors

Our subcontractors and vendors are longtime associates – trustworthy and dependable. They are the BEST! Payment of minor repairs will be held out of rent money each month. Large Expenditures will be financed by the owner with scheduling and completion check performed by Batten Realty and Management.

Owner Payments / Reporting

  • Direct deposit monthly funds to Owner’s account
  • Monthly Owner’s Statement with detailed transactions
  • Yearly Owner’s Statement along with filing 1099
  • Retain and provide copies of expenditures for Owner’s Tax/Record Purposes
